I have been renting apt. for 7 years and now my L.L wants me out I have No Lease.?

I have been living in my apt for 7 years without a lease. I have paid my rent on Time always. He wont give receipt's and wont take Money orders or Checks. ONLY CASH . Now his daughter who has sec.8 has to be out of her apt by Nov 1st and he says I owe 4,750.00 would settle for 2,500.00 if I move by Nov1st. I have paid for all of the thing wrong with the apt. Chimney repairs, Electrical repairs, Trash removal from Pre. tenants. And his trash for the past 7 years. He lives rt Next door and has not said anything to any of us. Till now I got a letter from atty who is my friend giving me heads up what do i do?
